<p>甭说我们经纪，就是您日常工作、学习、生活也会受很大影响的。如果我们通过现象看本质，其实这“通货膨胀”无处不在、无时不有。当初鄙人刚刚到加拿大三个月就买了车，那时候油价才$45左右。所以我们手里的钱真的变“毛”啦。哈哈，这就又回到我的“地产金刚经”了，投资房地产，我们的钱才更值钱！1998年时候，油价$45，McCowan/16th Ave的新建2500尺独立屋25、6万；现在2011年，油价$115，那里同样的房子价格已经是66万，还真成正比例。可是您的工资涨了2.5倍吗？</p>

<p>（星星生活记者捷克佳报导）汽车停在密市豪宅1801 Featherston Dr.的路旁，尽管身佩证件并已向守候在外的警察表明是媒体采访，一个女警还是突然间跳出刑侦车向记者发问，“你的名字是不是xxx？”</p>
<p>**案发现场戒备森严</p>
<p>一个接一个字母的拼音名字从女警口中说出，颇令人诧异。显然，从记者停车的那一刻起，车内的警察就已经暗中忙碌，通过车载电脑将记者的汽车牌照号码等资料调出并现场审查，这短短的一幕可以看出警方对两华裔男子神秘失踪案的重视程度。</p>
<p>周六(1月22日)中午，星网记者前往案发现场采访，Featherston Dr邻近多伦多大学密西沙加分校，是一条长度不足300米且没有出口的静谧小街，突然进入的任何一部汽车都会令街坊们感觉格外显眼。</p>

<p>1801号豪宅位于临近街口北面的第二间，警方布设的黄色警戒条从外围将整座豪宅包围保护起来，蓝白相间的两部警车和一部刑侦车停在街道的一侧，两部无警察标示的车辆停在豪宅的车道上，其中一部正好离去。</p>
<p>宽阔的前院被皑皑的白雪覆盖，上面有零乱的脚印和车辙，但不知是何时留下。女警专门走近叮嘱说，没有标示的普通黑色轿车是调查人员的汽车，拍照时不要拍到车牌。问及案件的进展，女警却拒绝透露任何消息，并宣称她只是负责这里的警戒工作。</p>
<p>**两名华裔男子神秘失踪</p>
<p>皮尔区警方1月20日（周四）晚间发布寻人通报。通报中说，当日中午12时左右警察前往密市Featherston Dr的一处民宅，随即开始调查两名失踪的亚裔男子。一位是44岁的韩建国（Jianguo Han），英文名是Tony；另一位是费军（Jun Fei），英文名叫Johnny，两人都住在北约克。</p>
<p>寻人通报说，警方和两人的家属都非常担心失踪者的安全。警方还表示，两人同时失踪的情况非常罕见，因此希望知情者提供有关信息。警方说，两人可能乘坐一部2010年黑色奔驰E350款4门房车，车牌号码BHWC 968。另有消息确认，该车的车主是韩建国。</p>

<p>**韩建国以以买卖豪宅闻名</p>
<p>韩建国是大鹏地产公司（HomeLife Landmark Realty）资深经纪，以销售豪宅著称，在多家媒体刊有整版广告。2010年12月10日在富都酒楼举办的大鹏地产庆祝圣诞及颁奖晚会年度餐会上，韩建国获得大鹏地产2010年度超级大奖第一名。据介绍，他连续5年担任大鹏地产圣诞及颁奖晚会的英文主持，像往年一样，本次又邀请了近百名在多伦多的客人朋友与会。</p>
<p>韩建国在其官网上（tonyhan.com）自我介绍：韩建国（Tony Han)– 中国山东人，知识渊博，业绩卓著的地产销售专家，加拿大HOMELIFE/LANDMARK地产公司连续多年地产销售总冠军，HOMELIFE CANADA 2009华人首席地产精英。</p>
<p>关于另一位失踪者费军的信息甚少，只是知道他是韩建国的客户。警方对本地一英文媒体表示，韩建国和费军都是居住在北约克的居民，均没有犯罪记录。</p>
<p>**两位失踪者之前便相识</p>
<p>仔细阅读皮尔区警察局发布的寻人通报就会发现，警方在遣词用句上十分谨慎。通报中没有说明是何人首先报警，是街坊邻居还是失踪者的家属？为何警方在抵达该豪宅地址后便确认两人离奇失踪并着手开始调查。</p>
<p>一个细节是，警方20日最初公布的两位失踪者都是韩建国本人，一张是韩建国的标准照，一张是某个场合下韩建国的模糊照片。当晚的电视媒体和21日出版的报纸均采用警方公布的那两张照片。直至21日下午，警方才更新一张有关费军的模糊照片。</p>

<p>更深一步的细节是，两张模糊的照片是同一个场景，韩建国和费军两人相邻而座。费军照片的左边，韩建国在右边，手端同样的塑料杯，最为明显的印记是韩建国衣服上的三道折痕和衣服的颜色，还有背后的墙脚线可以佐证。合影的照片至少透露出一个信息，就是两位失踪者之前便相识。</p>
<p>**豪宅1元卖给一间数字公司</p>
<p>星网记者据可靠消息来源获悉，密市Featherston Dr的1801号豪宅在多伦多地产网的共有11次市场纪录，其中有3次成交历史。该住宅大致在1998或1999年翻新重建为豪宅。2004年7月30日该豪宅过户，成交价是119.8万，新的屋主是一位姓费 的人士。房产买卖经纪均是密市一位CHENG姓的大牌经纪。</p>
<p>根据安省土地登记历史记录，2006年10月13日，该豪宅再以1元的价格卖给一间以数字为名称的安省公司。业内人士称，房屋交易中时常会有一些数字公司，比如贷款公司等，但以1元的价格转交显然是出于财务上的考虑。星网记者通过其它渠道了解，该数字公司的登记者是这位费姓的人士。</p>
<p>这位费姓人士是否与失踪的费军相关还有待进一步证实。但有分析人士指出，费姓在中国的姓氏中属于小姓，出现在同一个事件中属于极小概率。而且这个费姓人士的名字与费军只差中间一个字。两种可能，一是确实是两个人，另一个是两者是同一个人，不排除警方将中间的字认定为中间姓名(Middle Name)而省略。英文《环球邮报》在22日的报道中，已经将两者视为同一个。</p>
<p>该豪宅在2010年6月28日挂牌出售，最初叫价248.5万元，后降价至238.5万元，经纪为一西人。但该豪宅一直未能成交，并在6个月后的2010年12月28日退出市场销售。在韩建国的个人网站上，至今仍然可以看到韩建国对这个豪宅的推介，其编号是W1906282。</p>

<p>**涉案的豪宅内部</p>
<p>警方曾对本地英文媒体透露出的少许有用的信息。星网之前报道，警方调查人员仍未透露此案的详情，但有媒体记者在戒备森严的现场，看到法医人员已对这个住宅进行冲洗，来寻找证据，并发现一些争斗的痕迹（signs of a struggle）。</p>
<p>一位从事警线报道的媒体人士向记者介绍，如果是一般的失踪案，通常只会派出警车，但该案件从一开始就有刑侦车驻扎，显然状况不寻常。</p>
<p>在多伦多地产网上列出的9张内部照片仍可以看到该住宅的豪华程度。据资料显示，该豪宅占地100×200英尺，2010年物业税超过1.3万，住宅内有5个卧房，其中四个房间为半套房式设计，地库可步出后院，该住宅有三个连体车房。</p>

<p>在Youtube网站有一段由Axiom Film &amp; Video Productions制作的售房视频，2010年7月12日上传。视频中详尽介绍了这座位于密西沙加市1801 Featherston Dr.豪宅的内部设施和装修特点，包括大理石地板的前厅、橡木旋转楼梯、五个大卧室、两个宽敞的厨房和宽阔的后院。</p>
<p>**失踪时间的推断</p>
<p>据本地一份周报的同行向星网记者表示，因为韩建国有刊登的广告需要更新，18日下午该报社还和韩建国有电话联系，但19日下午却一直没有联系到。</p>
<p>多伦多另一份周报的记者就稿件问题在19日中午12时左右与韩建国通过电话，但当日下午3点左右再打电话望确认稿件时，韩建国电话在被拨通响了几声后被挂断。在过了大约10分钟后再打电过去，对方电话已关机。这是目前所知道的最后一通电话。</p>
<p>**警方寻获失踪汽车</p>
<p>皮尔区警方23日（周日）晚间发布消息称，已经在多伦多寻获失踪的这部奔驰车，地点是近劳伦斯东大街(Lawance Ave. E)的1110号当妙尔斯路(Don Mills Rd)。但警方称两人仍然杳无音信，无论警方还是家人均没有失踪者的任何消息。</p>
<p>虽然警方仅仅给出发现失踪汽车的地址，但星网记者了解到，1110号当妙尔斯路是一间Tim Hortons咖啡店。记者24日上午前往该店，一名服务人员告诉星网记者，据她所知，并没有警方人员进入店内调查，她也不知道有人和车失踪，该咖啡店的营业时间是早晨6时至夜晚11时。</p>

<p>据记者观察，咖啡店外的墙面上安装有一个保安摄像头正对停车场。如果设备工作正常，则可以摄录停车场的现场。</p>
<p>值得注意的是，发现失踪车辆的位置1110 Don Mills Rd距韩建国任职的大鹏地产公司所在地 75 TheDonway W.非常接近。</p>
<p>警方希望任何人如果知道两位失踪者的下落可以致电11分局刑事调查部调查人员，电话是905-453-2121分机1133，或皮尔区警察局通信部905-453-3311，或联系当地警察局。警方称，还可以匿名致电皮尔区警察总局灭罪热线1-800-222-TIPS(8477)，或访问www.peelcrimestoppers.ca网站。</p>

<p>Third Best Year for Existing Home Sales</p>
<p><em>January 6, 2011</em> &#8212; Greater Toronto REALTORS® reported 4,395 existing home sales for the month of December, bringing the 2010 total to 86,170 – down by one per cent compared to 2009.</p>
<p>&#8220;Market conditions were anything but uniform in 2010. We went from super-charged sales activity during the first four months of the year, to a marked drop-off in transactions in the summer and then in the fall saw sales climb back to levels that are sustainable over the longer term,&#8221; said TREB President Bill Johnston.</p>
<p>&#8220;New Federal Government-mandated mortgage lending guidelines, higher borrowing costs and misconceptions about the HST caused a pause in home buying in the summer. As it became clear that the HST was not applicable to the sale price of an existing home and buyers realized that home ownership remained affordable, market conditions improved,&#8221; continued Johnston.</p>
<p>The average home selling price in 2010 was $431,463 – up nine per cent in comparison to the 2009 average selling price of $395,460. In December, the average annual rate of price growth was five per cent.</p>
<p>&#8220;At the outset of 2010, we were experiencing annual rates of price growth at or near 20 per cent. This was the result of extremely tight market conditions coupled with the fact that we were comparing prices to the trough of the recession at the beginning of 2009,&#8221; said Jason Mercer, TREB&#8217;s Senior Manager of Market Analysis.</p>
<p>&#8220;Balanced market conditions in the second half of 2010 resulted in more moderate home price appreciation,&#8221; continued Mercer. &#8220;Expect the average selling price to grow at or below five per cent in 2011. With this type of growth, mortgage carrying costs for the average priced home in the GTA will remain affordable for a household earning an average income.&#8221;</p>
<p><strong>Median Price</strong><br />
In December, the median price was $355,000, from the $349,000 recorded during December of 2009.</p>

<p>这几天，多伦多地产经纪界出了大事儿，气氛很低迷。大亨们、豪宅专家们纷纷偷着把抬头换了，低调的不行。我那partner原本跟我商量春节后把半版的广告upgrade成整版的，这一下也省了，恨不得downgrade成1/4版的。低调、低调、再低调。还是踏踏实实的做个JJ，大小、贫富一视同仁，都是衣食父母嘛，连郭德纲现在不也消停了吗。真是“树大招风”，你说咱中国的古人怎么就这么聪明呢？</p>

<p>提起环球地产集团公司的杨超(David)，只要是关注过多伦多房地产广告、新闻的华人，十有八九一定会知道。然而，这个在业界里颇有名气，连年获得环球地产集团公司大奖的杨超，私下里却非常低调，多次婉拒采访。此前，我们仅仅知道杨超和他的搭档孙志锋都是搞IT的出身，所以我们带着好奇，终于说服杨超介绍一下他的情况，让更多的新移民朋友分享他成功背后的故事。在杨超看来，自己在国内的市场营销背景，以及后来管理IT项目时培养成的沟通和协调能力，对现在从事地产行业提供了很大的帮助。而从Technical Lead转行成为一名全职房地产经纪被杨超看作是顺理成章、回归本来就比较适合自己作的职业。</p>
<p><code>经历就是财富 </code></p>
<p>杨超回忆说，大学毕业后就到了一家大型跨国电子集团公司做销售工作。由于业绩出色，经过仅仅四年的时间就被破格提拔当了科长，被先后安排到中南和东北任办事处经理。28岁的时候又更上一层楼，当上了市场二部的中方部长，负责管理整个东北地区12个办事处的销售，是当时集团里最年轻的华人部长。</p>
<p>九十年代末，刚来到加拿大时，曾去福特汽车的Dealer应聘销售员，虽说工作经验和能力都不成问题，很受当时面试经理的喜爱，但是由于英语不熟练，没能获得这个工作机会。于是杨超不得不放弃所擅长的销售工作，决定要向大多数技术移民一样，改行从事对语言要求不高的技术工作。当时计算机热、就业机会高，但是像杨超这样的电脑盲，想要改行作电脑开发，况且还要用英语，简直是异想天开，一般人恐怕连想都不会想。为了快速强化英语水平，杨超选择了当时两家最有名的西人电脑学院之一，学习为期半年的电子商务Diploma课程。全英文的学习环境，完全没触碰过的领域，逼迫杨超不得不起早贪黑、提前预习以及课后复习。超出常人的刻苦、努力，最终换来了从计算机基础，Java、C++等编程语言，到数据库的设计全部课程的优异成绩。等杨超拿到毕业文凭的时候，发现自己原本乌黑的头发已经变成灰白了。</p>
<p>一分耕耘，一分收获。从电脑学院毕业后，2个月内就被加拿大最大的私人电视台CCTV录取，负责电视台的网站开发。以后的几年里，杨超又考取多个IT证书，并改作自雇形式的Consultant，先后在Rogers、CGI、TPL、TTC等项目里作高级开发员和技术主管。在下定决心作地产经纪之前，杨超的年薪早已经达到了6位数。</p>
<p>选择自己喜欢的行业</p>
<p>虽然杨超在IT开发领域里已经有了令人羡慕的成就，但是他的骨子里却一刻也没放弃过做市场营销的热情。杨超曾尝试过组建公司从事进出口贸易、技术外包等跟中国有关的业务，但是最终还是不忍心留下太太和两个孩子那样不完整的家，而中途放弃。</p>
<p>2002年从购买第一套自住房开始，杨超接触了多伦多房地产行业。第一个地产经纪是一个香港老人，业务非常专业，给杨超留下了深刻的影响，同时也改变了杨超对房地产经纪的印象：一直觉得地产经纪是一个不需要很多专业知识，门槛低、谁都可以做的行业。经过第一套房的购房经历，杨超重新认识了房地产经纪这一行业。</p>
<p>不久，杨超又开始购买投资房，这样一步一步的深入了解房地产市场后，逐渐对多伦多房地产市场产生了极大的兴趣。杨超多年的好朋友孙志锋首先从IT转行做了地产经纪，并鼓励杨超加入一起打拼。经过一段时间的思考和研究，终于决定放弃高薪的IT工作，转行作地产经纪，作回自己喜欢的行业。</p>
<p>在国内积累的市场分析洞察力，编程时练就的一丝不苟有条有理，以及IT项目管理过程中培养出的沟通协调能力，使得杨超一跨进地产经纪行列，就如鱼得水、游刃有余。</p>
<p>谨守原则即是地产经纪的成功之道</p>
<p>时光飞逝，现在的杨超在多伦多房地产业已经颇有名气，也小有成就。在杨超看来，无论做什么工作，要想成功，就必须按高标准要求自己。求知好学、团队精神和善于沟通是做IT工作的成功之道。对于地产经纪这样的服务业，诚实、讲信用是第一位的，也是最难做到的。对每一位客人都诚实以待，负责任，替客人着想。宁可少卖一套房，也不能欺骗客户、失掉诚信。一个口碑好的经纪，90%的客源应该是原先的客人介绍引荐过来的。杨超一再强调：口碑是做出来的，不要把顾客当傻瓜。</p>
<p>要成功，勤奋也是不能少的，也许很多人都会说，每个人都很勤奋，这并不需要专门说出来。杨超口中的勤奋，除了研究市场动态、学区、社区、建筑、法规等地产专业方面的知识之外，还包括对自己的日常生活起居有约束、克服懒惰散漫。作为地产经纪，一方面，因应客人的要求、随叫随到，生活作息已经很不规范；另一方面，时间安排上比较自由，自己说了算。成功的经纪绝不会每天睡到中午时分，平时泡在网上闲聊的。</p>
<p>要想作一个优秀的经纪，应该给自己定一个合理的目标，好高骛远是绝不可取的，同时也要多向同事们学习。杨超一再强调自己幸运，能得到前地产局主席赖桂霞、公司总裁庞海福等地产前辈的指导，以及感谢多年的好兄弟、合作伙伴孙志锋的鼎力支持和无私帮助。</p>
<p>除了以上这些方面，杨超认为自己在国内的销售经历对作地产经纪也有很大的帮助。做地区销售经理的时候，必须从整体来考虑在当地市场的竞争情况、营销策略和市场目标，让他在推销自己，树立形象的时候有很不一样的见解，站在了较高的起点上。</p>
<p>针对合并税的看法</p>
<p>采访即将结束的时候，我们也谈起了即将执行的购房合并税问题。杨超认为，在过渡期、合并税生效之前的时期，消费者应该会产生心理上的不安，这会促使一些消费者提前购买或提前挂牌。但是，合并税之后，社会各个阶层不得不接受这一事实，消费者不会因为多交税就不买房、不卖房。所以，建议大家听取地产专家的意见，根据自身需要和政策法规的变化做好妥善规划，能避免多交税就尽量避免。</p>
<p>对于2010年的期望，杨超只希望自己能做个有口碑的好经纪，为更多的客户服务，让他们买到称心如意的物业。作为Broker/Manager，杨超也希望能在培养、指导新入行的经纪方面多做点贡献，这也是延续环球地产集团的一个宝贵传统。</p>
